Fall Home Prep - 3 things you absolutely MUST do - and 1 you probably shouldn't (you're going to thank us)

Fall is totally in the air.

The crisp air in the mornings, the leaves just starting to turn to shades of yellow, orange, and red, and the super-early snowstorm on Pike's Peak earlier this weekall have us thinking AUTUMN!

Pumpkin spice lattes (you know you love them), puffy vests, apple picking...and if you're in Real Estate...home maintenance.

We know that we get super geeky about this stuff, but it's because we see the damage (and drama) that deferred maintenance can cause, especially when it comes time to sell your home.

So, take a break from college football this weekend (although not during the Rocky Mountain Showdown of course) and take care of a few little tasks that will make your home a little more cozy all winter long:

1.Grab a couple of tubes of color-matched exterior caulk ($5 for a 12-ounce tube) and make a journey around your home's exterior, sealing up cracks between trim and siding, around window and door frames, and where pipes and wires enter your house. Preventing moisture from getting inside your walls is one of the least expensive and most important of your fall maintenance jobs. 2.Schedule a chimney cleaning and heating system maintenance.Making sure your chimney and furnace or boiler are cleaned, maintained and in working order before you need to turn on the heat is an important safety measure. And be sure to add a chimney cap if you don't already have one it will stop critters from crawling down your chimney! - Houzz

3.If your ceiling fan has a reverse switch, use it to run the fan's blades in a clockwise direction after you turn on your heat.The fan will produce an updraft and push down into the room heated air from the ceiling (remember, hot air rises).This is especially helpful in rooms with high ceilings -- and it might even allow you to turn down your thermostat by a degree or two for greater energy savings. - Energy Star
