Sell Low to Buy Low? Heck yeah.

So, I went on vacation for a couple weeks, leaving the business in the very capable hands of my LIVE Local Team partner, Sue Perrault, and came back to FOUR new listings...holy moly. Just as we are supposed to be entering the slow time of the Real Estate year, and we've got new inventory across the Denver Metro area...a lovely renovated Victorian 4 Bedroom/2 Bath in City Park/Uptown, a newer build 4/3 in Aurora, a beautiful Park Hill Tudor on a corner lot (coming soon), and a West Highland bungalow close to Highland Square (also coming soon)!
So what's the deal, why are people putting their homes on the market as just as summer has officially ended and jack-o-lanterns start to appear on porches across the city? It's a fairly simple answer, and one that Realtors have been preaching since the Spring - there has absolutely never been a better time to buy a home.
This is not just the natural Super Salesgirl in me talking -- it's all about the numbers, and right now they are adding up to put bucks in your pocket.Even if you don't make as much on the sale of your home as you had hoped that you might, if you are not TOTALLY happy living there - if you are ready for a lifestyle change, an upsize, a downsize or just a simple change of scene, it really does make sense to run the numbers and do it now.
Why?
Interest rates are low, lower than they have ever been - and there are buyers out there taking advantage of them. Folks that could only afford $200,000 at this time last year can afford $250,000 or $300,000 this year -- way more house for their home-buying dollars, in better neighborhoods, with the same down payment and a lower monthly payment.
Prices are still relatively low -- I honestly think that some Denver 'hoods were a bit over-hyped for a while, but the field has leveled, there were some realistic price adjustments, and I think that now properties are selling for what they are actually worth. (Imagine that.)
Inventory is low. Have you tried looking for a foreclosure in Denver's top neighborhoods lately? There aren't many out there, and most of them are snapped up by investors before they hit the market. Those "killer deals" are still out there -- ask us, we'll tell you how to find them, but the days of looking at dozens of bank-owned properties and writing a low-ball offer are past us. So, if you are looking to sell, you will have less competition and it will be priced more fairly than in the recent past.
