
If you've started looking for a home in the Denver Metro area, you know how quickly homes are selling.
When you are serious about making a move, there are a few things that can get you ahead of the competition:
1. Set up a search on the Live Urban website, which uploads updated MLS information every 15 minutes. This is crucial when homes are selling in less than 24 hours. Make sure to choose the ASAP option, which will email you new listings and updates as soon as they happen.
2. Keep your parameters wide open. Don't limit your search to a certain number of bedrooms or bathrooms, and we wouldn't even recommend paring down your options by square footage when there are so few homes on the market.
3. The most important thing is location - if you can keep your boundaries (and your mind) open to a little further out, you will see more homes pop up in your search, and you might be surprised at how much you like other areas once you get out and explore some new neighborhoods. You can search by neighborhood, school boundaries, zip code, and more on our website.
4. Start working with a Live Urban Realtor early in your search. Did you know that more than 20% of Real Estate deals are happening pre-MLS in the Denver Metro area? There are pocket listings, off-market homes that are open to selling, and agents putting together deals without listing the property happening all over the place, and you need an agent who has access to a great network of local agents and information, or you will never have a chance at any of those homes that might be exactly what you are looking for.
5. Communicate clearly and often. If your plans or needs change, if you want to expand your search or change your parameters, talk to your Live Urban agent - they're experts at making deals happen, but it's much easier if you keep them in the loop!
