Fannie Mae and Freddie Mac the mortgage buying giants are offering some amazing incentives on foreclosed homes. Most of the homes are liveable but usually need some work and almost all are discount significantly from retail price. But hurry because Closing must occur on or before December 31st 2010. Make a Christmas present of investing in your financial future with the gift of home ownership. I've outlined the highlights below.

1)Restrictions on who can offer and when. . .those intending to move into the property and live there are offered an intial opportunity, usually 10 days before investors can purchase, this mean less competition.

2)Closing costs assistance of 3.5% or more, this means thousands more in your pocket that will stay there when you get to the closing table.

3)A free home warranty, all you have to do is ask for it, covers or discounts many of the major repairs that could come up.
