Should I get a sewer scope when buying a house in Denver?

I'm buying a house in Denver, should I get a sewer scope done as part of my inspection? The answer to this very good question is yes. Why might you ask? Because to replace a sewer is going to run you between five and twenty thousand. Sewers are usually forgotten during inspection, but with this type of price tag, it is probably something you should be insisting onregardless the age of the home.

A standard sewer scope will run between $99 and $250. The sewer scope company will run an actual camera down the entire length of the sewer line and record what they find. In Denver, especially with so many historic neighborhoods with grand, old trees, it is hard to find a sewer line that doesn't have roots crawling through the sewer lines reaching for water. If it gets too clogged with roots, then sometimes the only way to fix the line is to replace it. Also, some of these sewer lines can be easilyover 50 years old. Many are built out of clay, which can break, leading to sewer waste backing up and having nowhere to go back back into your house, a situation we all certainly want to avoid.

While it is a great idea to get a sewer inspected with historic homes, it can be just as important with newer homes as well. With all the construction going on around a new home, the sewer line can be fine when it is laid, but with over fifteen feet of back fill on top, followed by heavy equipment, it is pretty common for this pressure to crush the line before it even has a chance to work.

Not every sewer line is bad in Denver. In fact, most are in pretty decent shape. But with the city inspecting sewer lines around town and forcing home owners to fix the lines if they are found broken, the last thing you want is to move into your brand new home and find a flooded basement and a sewer line that needs replaced. For this reason, it is highly recommended to do your homework before buying, spend the extra money to protect yourself and get a sewerscope done.
