How To Find Your Perfect Denver Neighborhood - Don't Forget These Key Factors

Purchasing a home is a big, if not the most significant, purchase you'll make. So, finding the right home in the right neighborhood can make all the difference. When you begin your home search, make sure to invest just as much time into your potential neighborhood as you do your future abode. Each neighborhood in Denver has its unique vibe, community, infrastructure, and lifestyle.

Like a recipe, for success, you'll need to find the specific combination of ingredients in a neighborhood that speaks to you. Here are some essential items that are often overlooked and should be on your list!

Walk Score

Walkable neighborhoods significantly benefit our communities, environment, finances, and more. This type of infrastructure encourages folks to forgo their car for daily errands and positively impacts home values and robust community involvement. Walk Score is a national ranking system, between 0-100, that measures the pedestrian friendliness of any address.

Points are awarded to the location based on the distance to local amenities in each category. Categories focus on the town center, parks and public spaces, schools and workplaces, completed streets, and mixed-income,and mixed-use properties.

Denver is made up of highly walkable neighborhoods, with 32% of Denver residents living in a neighborhood of 70 or above and 62% having a Walk Score of at least 50, which means that most of Denver is walkable.

Noise

Not everyone is a fan of city noise, and it is something that is often overlooked during the home-buying process. There is a fabulous resource that rates addresses and areas based on their level of noise, HowLoud.com. They rank locations on a scale of 50 to 100, with 50 having significant noise pollution and 100 equating to the quietest spots in the Denver area.

Location, location, location. One of the most significant factors to consider when searching for a home. It can feel overwhelming to identify the perfect location, so to make it easy, break down your activities. From there, pinpoint your frequently visited locations - your favorite grocery store, local park, coffee shop, library, and explore access to major roadways to and from these locations.
