
Traditionally, the Real Estate market in Denver takes a break between Christmas Day and New Year's Day, and in the past the rule might have been, always wait until after the New Year to list your home for sale. But, with the Denver Metro area being one of the hottest housing markets in the country, there's room to break some of those rules.
We asked Live Urban agent Josh Gertz, who listed and sold this Parker property last week:
Live Urban: Hey Josh, congrats on the quick sale! Why do you think this property sold so quickly, even though you listed it over the holiday week?
Josh: 3 things. 1. Price point. Priced at $210, this fell into the price range that has seen the highest demand and fastest sales all year. 2. Lack of inventory. I think this might have been the ONLY thing priced anywhere near this on the market in Parker this week. 3. Minor improvements made by seller prior to going on the market that made it show much better. This unit has a pretty dated interior, and didn't show well when I first saw it. The seller replaced the carpet on the first floor and painted all the walls. This and a deep clean made a night and day difference in the way it showed. I believe my client saw a huge return on every dollar she spent getting the place ready to show, and the result was she made significantly more money on the sale then she would have had she not spent that money. After all we're under contract for $20k more than we asked for!
Live Urban: How many showings and offers did you receive on each before accepting a contract?
Josh: We had in excess of 30 showings in the first day the property was on the market. By the following morning we had received 12 offers, all well over the asking price.
Live Urban: How long was the property on the market?
Josh: 1 day!
Live Urban: Do you think investing in high-quality photography made a difference in purchase price? Time on market?
Josh: Absolutely. The pictures came out great and really helped to get so many people through the door. I wouldn't list a property without them.
Live Urban: Anything else you would like LIVE fans to know about your strategy or today's Real Estate market conditions?
Josh: I think this was a great example of finding opportunity in unlikely places. We went to market during the week between Christmas and New Years, typically the slowest week of the year other than Thanksgiving, and most sellers wait until after the New Year to go to market. This timing allowed us to be the only property on the market that week, so considering how high demand still was, we were able to create a situation where all the buyers in the market were competing over just one available property, ours. The results speak for themselves.
