Harvey Park Ranch Goes Under Contract in One Day

It keeps happening again and again...as soon as Live Urban Real Estate agents list a home for sale, it goes Under Contract unbelievably quickly...we are happy to bring you these stories straight from the experts: our agents, who clearly know how to sell homes quickly and for top dollar....this Ranch in Harvey Park is certainly no exception, and was marketed exclusively by Sue Perrault and Mark Pledger for Live Urban Real Estate.
LiveUrban: Well, that was fast....how long was this one actually on the market?
Sue and Mark: The home was on the market around 24 hours. We had 28 showings and 4 offers in that time. The market is going back to the frenzy, with agents and their buyers lined up down the street to view a property.
Live Urban: Is this fairly typical for the Harvey Park neighborhood?
Sue and Mark: The Harvey Park neighborhood is becoming very hot. It's in a great location with homes still affordable for first time home buyers. Something that is becoming harder and harder to find anywhere close in to the city.
LiveUrban: Whydoyouthink the property sold so quickly?
Sue and Mark: There are a number of reasons the home sold so quickly...
1. Our amazing sellers did an awesome job of getting it clean and uncluttered. We met with them and went through the home with suggestions for de-personalizing, etc. They did everything we asked to get it "show ready".
2. It was beautifully staged, letting buyers see the home at its best.
3. The professional photos were stunning. We believe that the first showing for both buyers and their agents actually takes place online. Poor photos can deter buyers from seeing a lovely home. We always have photos professionally done and the results speak for themselves.
4. Pre-marketing. As soon as we have a signed listing agreement in hand we start marketing the property. This begins before the home goes on the MLS. We post it on all of the available social media outlets, as well as several blogs that are exclusive to Realtors. Using this strategy we have sold numerous homes for top dollar with very little time onthe MLS.
5. Inventory is incredibly low. Buyers are motivated and have very little to choose from....this is a huge benefit to sellers, even during what might typically be considered a "slow season" for Real Estate - we are finding that this is definitely not the case this year. I honestly think that you could list a house on Christmas Day and still see activity and interest!
