Globeville. Denver's next hot hood?

Since I got into Real Estate 10 years ago, I've been continually searching for Denver's next hot hood. It was pretty easy five years ago but the past three years it has gotten progressively more difficult. Last year, I recommended Wheat Ridge right as it was heating up and it definitely caught fire and took off. I don't think Globeville will explode like Wheat Ridge did this year, but the long term outlook for it looks really strong.

Globeville has historically struggled to see much increase in property values but that could be changing. The city announced recently that they will be putting extra money and work into revitalizing Globeville. Amazingly, the extensive write up in 5280 the Magazine has already gone a long way to getting people talking about investing there. Since the article came out, I've had three investors call me to ask, what's up with Globeville?

Because of the location, on the north side of I-70 and east of I-25, I'm not sure if it will necessarily be the next LoHi. With I-70 set to be expanded substantially, the road noise and traffic around Globeville won't be getting better. But it is a quick bike ride to the RiNo district which is exploding, not that much further to Downtown, and it has a lot of affordable homes ripe for rehabbing. Like I said, I don't see it being a quick turn around like Wheat Ridge with 20% appreciation, but the long term prospects look real good.
