Recently, a home listed by Live Urban Realtor Susie Bestcame and went before we had a chance to write a post! So we asked Susie a few questions that we thought might help folks thinking about listing their home to sell quickly and for top dollar, like 3299 Lowell Boulevard #101 did!
Live Urban: Wow!
That was fast....how long was this one actually on the market?
Susie: Two Days
Live Urban: Why do you think the property sold so quickly?
Susie:My clients worked hard to get the property cleaned and spruced up per my recommendations and they listened to us and didn't over-price it.
Live Urban: Did you do anything special to prepare the property for sale?
Susie: Included in my listing service is up to two visits by a professional stager. The first visit, she will tell a Seller what needs to stay, what should get packed up and moved out, what needs painting and sprucing up. The second visit is typically a day before or the day of the photo shoot.
During this second visit the stager puts the finishing touches on a property making sure everything is exactly in the right spot for the photos. I talk to the Seller about appealing to the buyer, including welcoming smells, music, lighting and temperature in the home. And then I hire a high-quality architectural photographer that takes the photos and creates a professional website so that the property is putting the very best foot forward the minute it hits the market.
Live Urban: We would love to hear how the deal came together....did you have multiple offers? How many showings did you have? Do you feel like this is typical in today's market?
Susie: We did have multiple offers. We went with the strongest offer both in terms of price and a comfort level with the Buyers. They had apparently been targeting this specific building for some time so we felt the chances of them changing their mind was very slim. Ironically, they did change their mind and backed out. I was able to contact the other competing offer immediately and give them first crack before changing the status back to Active. We had a termination notice bynoonand were back under contract by 5. No deal is a sure thing in this market, so it's important not to burn bridges with the other interested buyers!
