LIVE Urban: Why do you think this property sold so quickly?
Sandi: DEMAND. ANYTHING IN THE UPTOWN AREA UNDER $300K LOOKS TO GO QUICKLY. ESPECIALLY IN A BUILDING WITH AS MUCH TO OFFER AS PARK AVENUE.
LIVE Urban: How many showings and offers did you receive before going under contract?
Sandi: INTERESTING...FOR THIS ONE I EXPECTED A LOT MORE SHOWINGS. FIRST DAY ONLY HAD TWO. THE OFFER SELLER ACCEPTED WAS FROM THE FIRST DAY. BUYER'S AGENT PUSHED EXTREMELY HARD TO PRESENT RIGHT AWAY. SELLER HAD FOUND A REPLACEMENT PROPERTY IN THE SAME BUILDING AND WANTED TO PROCEED WITH OFFER. THERE WERE TWO SHOWINGS FOR THE SECOND DAY BOTH OF WHICH STILL CAME BECAUSE I ENCOURAGED A BACK UP OFFER.
LIVE Urban: How long was the property on the market?
Sandi: A LITTLE OVER 24 HOURS.
LIVE Urban: Do you think investing in staging and high-quality photography made a difference in purchase price? Time on market?
Sandi: I THINK INVESTING IN STAGING AND PHOTOGRAPHY IS IMPORTANT. HOWEVER, THE SELLER IN THIS CASE HAD IT COVERED WITH HER OWN STYLE AND I DID NOT FEEL THAT A STAGER COULD HAVE MADE MANY MORE IMPROVEMENTS. I ALSO DO BELIEVE THAT THE INVESTMENT IN PICTURES IS IMPORTANT.
