How to Sell Your House In One Day

2723 West 43rd Avenue in Denver's Sunnyside neighborhood hit the market on Friday. 22 showings were scheduled in the first 48 hours, but our listing agent received three great offers in the first 24...it's crazy out there, and the moral of this story is...if you see a house online that you want to take a look at and have any chance at making an offer on, don't wait...see it asap and be ready to write an agressive offer.
We asked....
Why do you think it sold so quickly?
The house sold quickly because it showed well, was in a fantastic location, was very clean and well taken care of, and was priced well.
What did you do to prepare the home for hitting the market?
The Seller had the home painted prior to listing, ensured the yard was cleaned up and ready for Spring, replaced the gutters, and went the extra mile and had the roof certified, de-cluttered and deep cleaned.
Do you think that investing in staging/professional photos is still worth it even in a hot Seller's market?
Professional photos are absolutely necessary! That is the first impression before arriving at the property! Staging is ultimately as important. This one did not have professional staging because he already had the home looking great, but we went over a staging checklist and he did everything I asked him to do to de-clutter, re-arrange, etc.
Congratulations! If you are thinking about selling your home, giveus a shout at 303-455-5483. Wewould love to talk to you about what you can expect to sell your home for, and what you will need to do to get top dollar!
