Regis Neighborhood Poised for Boom

As a Real Estate expert in Northwest Denver, I hear a lot of people comment on the seemingly high price point in popular Denver neighborhoods like Berkeley, LoHi, Sunnyside, Chaffee Park, Sloan's Lake and especially West Highland.

I always explain that the market determines the price. Community is at a premium, and there isn't a stronger community vibe anywhere in the Denver metro area than the one that you will find in Northwest Denver. Today's homebuyers are looking to buy not only a home, but a neighborhood, a community, a built-in family of sorts.But what if you can't afford to buy a home in the area bordered by I-70, I-25, Sheridan, and Colfax...where do you look next?

I think that the area just north of I-70, easily accessible by Lowell or Tennyson Streets, is a good alternative. The lots are big, the quiet streets are full of big trees, and the houses are well-designed and built. There is also a nice energy created by Regis University and its students and staff.

If you look at the way that home values have trended over the past few years, it's easy to see that values have risen consistently in Northwest Denver even in a down market. And what's interesting is, there is a clear relationship to the center of Highland Square - the corner of 32nd and Lowell - and an ever-expanding area that surrounds it. We have seen the uptrend spread into LoHi, down into Jefferson Park, West into Edgewater and Wheatridge, and now crossing the highway into the Regis neighborhood.

I think that the opportunity in this area is very good...prices are still much lower than they are below the highway, and it's possible to get a very cute 2 bedroom 2 bathroom home that is updated, on a really nice lot, in the mid-$200's. Properties in this area rent very quickly to Regis students, faculty and staff for top dollar, and the amenities are very nice.

A public golf course, great coffee shops, bars, and restaurants within walking distance, a nice dog park, the Twin Lakes, a library and rec center...along with super easy access to both Downtown Denver and the mountains...what a deal!
