Denver's awash in green and sunshine and you can hardly open a window without inhaling the scent of a newly fired up barbecue grill summer is on its way! Summer undoubtedly offers fun in the sun, but what about house hunting? If you're planning to buy a home, you're probably wondering if summer is a good time for your search.

It sure is! Summer has much more to offer than rooftop dining and pool parties. It's also a great time to search for a home and here's why:

Home prices typically drop in the summer

Spring really gets the real estate market cooking, but the summer months tend to simmer on low heat. With many buyers heading to vacation spots, home buying traffic subsides between May and October. This reduces purchase competition, reducing house prices for the summer months.

You'll have more to choose from

Although buyers slow down in the summer, many homes remain on the market from spring months. Plus, sellers hoping buyers will turn out in the warm weather list their homes at this time. You won't see as many listings as in springtime, but you'll have much more to choose from than in the colder months.

The weather is nice

You won't have to worry about snow storms of chilly breezes if you look for a house in the summer. And even more important, you can scope out a prospective neighborhood beneath a shining sun and amidst a warm breeze to be sure it's the place for you.

Buying a house in the summer is a clever thing to do. Not only will you enjoy a sunny drive from house to house, you'll also have more homes to choose from and lower prices than in the springtime!
