January new listings got the year off to a great start in Wheat Ridge!

The best news for January is the number of homes that are active for sale - finally! There are 42 homes for sale, which is up from 34 homes at the end of December. The two communities with several homes for sale are Quail Hollow (priced around $1m) and InCarnations (priced around $500k). Traditional brick ranches and split levels with good styling and move-in-ready quality are still hard to come by! They are flying off the market before agents are able to do a full marketing campaign!

There are 11 single family homes for sale in Wheat Ridge that are considered the more traditional brick ranch styling. They range in price from $230k to $575k with the average price per square foot at $202.

There are currently 25 homes under contract to close in February. Most striking about this number is the fact that the average days on market is just 23! These homes were listed in early January and are already slated to close soon.

Twenty-nine homes closed in January with the average days on market just 35, and selling for 95% of the listing price. The average sold price was $260k which is a bit less than the 2014 average of $275k.

The real estate market is gearing up to be incredibly active again this year! We are still in a hot sellers' market and many buyers in Wheat Ridge are looking here because they have been priced out of the Highlands. They are looking for a walkable, urban-type setting and are gravitating to the great schools, large yards, and excellent proximity to everything!
