How to search for new homes in Denver

How do you search for new homes in Denver? It has always been something that most buyers struggle with and other than searching every builder's site, there hasn't been a good central resource. While it is a great resource and makes looking for new construction much easier, don't hesitate to ask us for help finding the perfect new home as well. Oftentimes, we have insight into new developments before they start and can help sort through all the confusing marketing by the builders to get you floor plans, renderings and much more accurate pricing.

If you are considering buying a new home, please, please, please make sure to bring your agent along with you for the first visit. Most builders will not let an agent be part of the transaction if the agent isn't with you for the first visit and if you ever need professional representation when buying a home, it is with new construction. Why you ask?

Builders don't use a standard Real Estate contract, they use their own contracts that protect the builder only. I've seen so many buyers get burned by builders because they didn't understand the contract they were signing. As agents we know how to read these contracts and can negotiate to make sure your interest are protected.

The building process can be a very long and tedious and doesn't end when you sign the contract, you are required to be hands on through the entire process. As agents, we can facilitate in this process and save you a ton of headache and time. Builders have been known to cut corners and rush jobs, hard to believe I know, so it can be incredibly helpful to have someone in your cornermaking sure you get the product you are paying for.
