
Live Urban Real Estate agent Mic Ortega recently recorded the highest residential home sale on record in Northwest Denver's popular Sunnyside neighborhood when he sold this beautiful home on Alcott Street.
We sat down with Mic to ask him about the house, his listing strategy, and his thoughts on where home values are headed in this coveted community:
Live Urban: Congratulations, Mic! Your clients must be really happy with this outcome...and breaking a high sales price record in any neighborhood is no small feat...well done!
Mic Ortega: Thank you. My clients were thrilled to sell for that amount. It was a little bittersweet because they had to move for work and never wanted to leave their home or neighborhood, the loved both and can't find anything that compares in their new city.
Live Urban: Sunnyside seems to be making its way onto a lot of "Hot Lists" latelycan you tell us some of your favorite things about the neighborhood, and why it has become so popular?
Mic: I am getting more and more inquiries about Sunnyside and it is no mystery why. First, Sunnyside has some incredible homes and they are still more affordable than other northwest Denver homes. There is a large variety of home styles for buyers, everything from tudors to bungalows and now some newer homes with a more historic feel to their architecture like this home on Alcott. Sunnyside has a great neighborhood feel to it and everyone I speak with who lives there is very close with their neighbors. There are some great new restaurants moving into the area and lots to be excited about with the new Cobbler's Corner going in at 44th and Alcott that should bring a unique mixture of shops and eateries. And the location can't be beat. Just a quick bike ride to LoHi, Downtown, Highland's Square, Berkeley, I-70, I-25 and soon the new light rail line, it is tough to find a more convenient neighborhood in all of Denver.
Live Urban: The house on Alcott that you sold looked pretty amazingand was obviously a popular product with homebuyers. What do you think made it so special?
Mic: This house was pretty spectacular. The open concept on the main level with the huge kitchen opening to the family room which opened to the backyard made it perfect for entertaining and especially for families. With three large bedrooms upstairs and a huge, finished basement, this home really attracted larger families, something that can be difficult to find in smaller homes in the Highlands. The finish level was very high end but not too modern to feel cold and sterile. It was a warm, welcoming home. One you could see yourself living in forever.
Live Urban: What was your strategy for preparing, pricing and marketing the property for sale?
Mic: Since it was a unique property for the neighborhood, the marketing for this property was pretty extensive. Using the Live Urban marketing principles, I really focused on a strong social media campaign to reach potential buyers and sellers that otherwise wouldn't be looking in this area. If this house was 5 blocks further south, it would have been priced $100,000 higher so the goal was to get it in front of all the buyers looking in these different neighborhoods and show them the value of buying in Sunnyside. It was amazing to watch the social media campaign get shared and go viral and it is what eventually sold the home.
Live Urban: We would love to hear how the deal came together.how long was the house on the market? How many showings did you have? And did you receive multiple offers or interest?
Mic: We had a ton of interest right off the bat and had buyers waiting to get in thanks to the marketing campaign that started before it even hit the market. We were under contract the third day on the market with multiple offers and many agents wanting to submit back up offers.
