Another LIVE Urban Home Goes Under Contract in Less Than a Day

This cute little Wheat Ridge condo went on the market late last week...and listing agent Sue Perrault received a great offer a few hours later.
We asked Sue why she thought it sold so quickly:
I believe that the condo on W 44th went under contract so quickly because it was priced correctly. Our pricing strategy was to be aggressive but to still get top dollar for the condo. We thoroughly examined recent sales in the complex and then devised our pricing to be competitive. We ran the numbers if the seller spent quite a bit of money updating, or just got it looking great and sold in current condition.

It made more sense for the seller to sell in the current condition and she still got over $10k more than she was expecting when we first met.
Great photos and a super clean condo were keys in getting it sold so quickly. Photos get potential buyers interested, and they are not disappointed when they walk in the door to a fresh, clean, move-in ready place.
