LIVE Urban Clients are Actively Looking for Homes and Have Seen Everything on the Market - Can You Help?

Denver's inventory of available property is very, very low. If homes are priced right and show well, they are in many cases receiving multiple offers and selling for more than they are listed for in the first few days on the market. Unfortunately, many homes do not even get listed, and are sold as pocket listings.
We asked several LIVE Urban agents what their active buyers are looking for and put together the following list of Buyer Needs. There are home-shoppers in every price range and looking all over the Denver Metro area. Any house in NW Denver with a basement&decent sized lot (4500sf+) that is zoned for an accessory dwelling and priced under $400k. he is not afraid of doing some work if the price is right and the bones are good.
Golden up to $800k. They are just looking for a move-in ready detached home close-ish to downtown.
Jana Miller has buyers looking for:
Investment: 2 units+ (one to live in, one to rent). NW Denver or Cap Hill and surroundings. Up to $450,000
Duplex or detached house in NW Denver, Congress, Park Hill, Mayfair, Montclair. 2+ 2+ Updated but not a slick fixer. Up to $425,000
Detached single family with large yard in Littleton. Ok if it needs some cosmetics. 3+3+ Up to $600,000
Emily Hayduk has buyers looking for:
40's or 50's brick ranch in Southmoor, Southern Hills, Belmont Heights, Cherry Hills Vista, Crestmoor, Hilltop, Mayfair, Montclair, or Park Hill. Up to $500,000, cash buyers, prefer home to be very outdated and in need of work. Prefer 6,250+ lot and at least 1,100 square feet on main and a full basement.


Sue Perrault has a buyer looking for:

City condo up to $250,000 that is turn-key and will rent quickly. Prefers Downtown walkable, as well as laundry in-unit and at least one deeded parking space.

Single family home that has a lot of potential but needs major updating and renovation in City Park. Up to $250,000.

Half duplex or town home in Highlands under $225,000.
Kendall Boyd has buyers looking for:
Historic - Minimum 2 bedrooms/2 bathrooms in Baker, Wash Park, Platt Park, Highlands, Cap Hill, Congress. Nicely updated. At least one larger bedroom space. Functional flow. Min 1000 sq ft up. Garage. Nice yard on a quiet block. Very walkable. Up to 450K.
Stapleton - Minimum 3 bedrooms/3 bathrooms - all beds up, ideally 4. 3 with a bonus room or loft is good. Close to open space and/ or park. Min 2500 sq ft up. Lots of room around kitchen for entertaining. Prefer neighborhoods west of Westerly Creek, but will consider everything south of I70. Up to 700K.
