Have you heard of Midtown yet? If not, you certainly will very soon. Midtown is the newest infill development in Denver. Located just north of Downtown at 67th and Pecos, I had to scratch my head to try to figure out where that is and what is even out there. But after visiting the site today and touring some of their models, I have to say I was pleasantly surprised.
Midtown will have a Stapleton feel to it like most infill projects do. When completed, it will consist of 1,300 residences with commercial space, parks, and community gardens. The developers have done a great job of utilizing the space and providing what homeowners want these days. Below are some of the highlights from our visit today. It is a great opportunity for the buyer looking to be close to the city that is looking for a newer home at an affordable price. Location - In picturing 76th and Pecos, great location isn't the first thing that comes to mind. But after looking at it on the map, I was surprised by how convenient it is. It only took 15 minutes to get from my office on 32nd and Lowell to there and I would imagine it would be about the exact same to Downtown. There is a light rail stop being built just a few miles away on Pecos so in a few years, there will be a direct line to Union Station. And being so close to I-70, I-25 and 76, it should make commuting to most parts of the city pretty easy. Plus, it is right on the Clear Creek bike path so riding to all parts of Denver will be a breeze.

Neighborhood feel - While it isn't in place quite yet, when it is done there will certainly be that strong community feel infill projects are known for. There are plans for commercial space, grocery stores are already just a few miles away and the Mapleton School District already has plans to build a new school on the adjoining property. When the project is complete, there will be a large park and dog park for the community, community gardens, playgrounds for kids and potentially even a pool. And the best part is that while the construction is taking place, there will still be a temporary park and dog park so you don't have to wait for the very end to use those features.

Selection of homes - There will be two builders in Midtown, David Weekley Homes and Brookfield Homes, offering single family homes from the high $200's to the mid $400's it sounds like. They are on smaller lots with two car garages and large basements. The finishes have a modern flair to them making it feel a little more urban. And there will be numerous œgreen features as well including tankless hot water heaters which come standard and a 3 year guarantee that your utilities will never exceed a certain amount.
