Should I take my house off the market for the Holidays?

Should I take my Denver house off the market for theHolidays? It is a question I get a lotand with the perception that Real Estate shuts down during the holidays, Ibelieve most people would say yes. But Iwould suggest that you think twice about pulling your house off the market thistime of year and consider the advantages of having it on the market instead.

It is true that the market does slow down this time of yearand there aren't as many homes for sell or buyers out looking around theHolidays. But instead of following othersellers, why not use the depleted inventory to your advantage? Some of my busiest months of all time havebeen in November, December and January.And the reason? Because peoplewho are buying and selling this time of year have to buy or sell, they aren'tjust testing the market.

Some other reasons why it is a good idea to keep your houseon the market this Holiday Season?

-Lots of buyers are going to have time off duringDecember and have more availability to look at homes.

-Your home is likely decorated for the holidays, wellkept and cleaned for visitors, so it shows the best it has all year. It is no different than putting out cookiesand soft music when showings are going on to make it feel homey to thebuyer. If a potential buyer can picturethemselves celebrating the holidays in your home, it makes it that much moreenticing.

-If families need to move, many would like to doit this time of the year to get their children enrolled in schools at the startof the second semester as opposed to thrown into the middle of a school year.

-With inventory down this time of year, your homewill stand out to buyers and to agents alike who will be combing the MLS tryingto find any new listings or ones they missed.

-Your home won't sell off the market. With fewer buyers, you won't get as manyshowings and since people tend to be more flexible with their schedules thistime of year, isn't it worth a try?
