I opened the door to show a condo in Uptown and there was water gushing out of a pipe in the ceiling with about 6 of standing water already on the floor. The buyers took off running while I found the building super. Needless to say, they did not offer on that property!

While touring a patio home in Lakewood, we entered the master bedroom suite to find a collection of wigs all around the room. And mirrors everywhere. And, all kinds of œaccoutrement (shall we say?) for um, œintimate exploration (shall we say?) Now, I have no judgement about what consenting adults do behind closed doors, but perhaps those items should be boxed up before showings???

After a long day of showing houses all over the city to three different clients(Golden, Broomfield and ending in Parker) my last set of clients were checking out a house that freshly hit the market. We were most likely the first set of people through the house. It was pretty obvious that this house was not going to work for these clients for some functional reasons but we continued to look through. While in the basement we opened a closet to find a full sized stormtrooper that had been hidden in a closet, fully shrink wrapped. The seller had put a sign on the stormtrooper stating, œMy agent made me hide this. But now that you found it, you know how awesome I am. Shhhh, it'll be our secret! A true highlight to a day of houses that didn't quite make the shortlist!

A memorable experience this year was walking out of a showing to encounter a snake waiting for us outside! Yikes! Come to find out it is a œfriendly snake but it scared the bejesus out of me!

I was showing homes to some of my dearest friends one weekend in Aurora. We had six or seven homes scheduled to see since everything came on the market at once. Over the course of the day we saw the same agent and couple at each showing and even at coffee later when we wrote up the offer. My clients were edgy since the agent representing the home they fell in love with said the owner was reviewing offers as they came in. The other party noticed us and their agent walked up to us to see which home we were writing on. Turns out, it was the same house, but we didn't say anything until after the offer was signed and received by the agent. We ended up being under contract before we left the coffee shop!

I make no judgements when showing properties regarding what happens behind closed doors. However, while Kimberly Beck and I were showing a town home, we found ourselves grappling for an explanation as to why there was an ornate system of pulleys, hooks and flashing lights hanging over a large king bed in a dark bedroom off of the garage. Sometimes it's just better to close the door and steer the showing to a different location!
