Under Contract in 28 Hours!

The Denver Metro Real Estate market has slowed a bit according to the most recent stats, but homes that are priced right and show well in high-demand areas are still selling incredibly fast....like this one listed by Live Urban Real Estate.

A cute brick ranch in Thornton, it was on the market and then under contract so fast we couldn't even keep up! We asked how the deal came together so quickly...

Live Urban: Wow! That was fast....how long was this one actually on the market?

Agent: 28 hours. Showings were being set while I was still making minor adjustments to the MLS! And we ended up with a total of 19 showings and four offers.

Live Urban: Why do you think the property sold so quickly?

Agent: When I compared the photos of the comparables I noticed that 1.) very few of them used a professional photographer, and 2.) none of them were clean, let alone staged! So I gave my clients one week to clean and pack, and I spent an hour œstaging and primping. I believe just these two things added thousands of dollars in value.

Live Urban: Did you do anything special to prepare the property for sale?

Agent:nothing special I always do these things.

Live Urban: We would love to hear how the deal came together....did you have multiple offers? How many showings did you have? Do you feel like this is typical in today's market?

Agent: Thornton is HOT because a light rail is opening soon, and there are many businesses moving to the north side of town. And at this price range, it is rare to find anything that is actually cute and move in ready. I knew this was the case, but was not prepared for just how hot it was going to be! 19 showings, four offers, and $12k above asking with some other benefits thrown in to make my sellers' lives easier since they are moving out of state. I had to cancel my stuff for the day to manage all this, but it was worth it for how happy my sellers are!!
