
What is going to be Denver's next hot hood? Green Valley Ranch is the answer. I know that is hard to believe for anyone who is familiar with Green Valley Ranch's history, but it is a neighborhood that is already taking off and soon will be booming. I never thought I would write something like this about Green Valley Ranch, I remember showing homes there in 2009when homes were selling for $100,000 less than they were six months ago. But with some major additions coming to the area, two light rail stops going direct to the airport and Downtown, this is an area that is going to see some major growth in the next 10 to 20 years and now is a great time to get in before prices take off.
I started to see Green Valley Ranch heat up late last year when I had a client go under contract on a new construction. There was so much demand for these homes that we had to do a lottery system and over 70 buyers showed up for 20 lots. Luckily my client was chosen and will close on the home this summer. The builders out there for all types of homes, condos, town homes, entry level and high end homes, simply can't build fast enough to meet the demand and that is only going to continue.

With two light rail stops opening this year, it will make it easier for residents to not only get to the airport, but also Downtown. What used to be a tough drive on I-70 east will soon be eliminated with the light rail opening, making it much easier to work Downtown and live in Green Valley Ranch. And not only easier to work downtown, but also easier to play downtown for Green Valley Ranch residents with light rail coming.

The other major factors are two huge additions coming to Green Valley Ranch. The first is the $800 million Gaylord Rockies Resort that broke ground this year and is expected to be completed in 2018. This massive resort and convention center is expected to employ 2,000 people when completed and 10,000 during construction. The second, and just as exciting addition, is an environmentally sustainable project from Panasonic Enterprise Solutions that is breaking ground in Green Valley Ranch and is expected to be completed in 2016 as well. Panasonic chose Denver over 22 other cities and they expect to add 400 jobs with an average wage of almost $90,000. Because of these factors, and the relative affordability of Green Valley Ranch to begin with, I see property values only going up in the next 5 to 10 years. Builders are increasing prices on home by $3,000 a month and they expect appreciation of 15% or more for 2016.
