Suggestions to Help Sell Your Property

Selling your property isa team effort between you and your Realtor. While they arepreparing documents and organizing showings, here are a few thingsyou can do to make your home presentable to potentialbuyers.

Your home should alwaysbe ready for a showing but so should you. The most important thingto do during a showing is to leave your home - even if you juststep into the yard. If you're inside, the potential buyer mayfeel like they are intruding and will hurry through thehouse

Additionally, if you havepets, make sure they are out of the way. One type of buyer maybecome annoyed and another's attention may be diverted awayfrom your home's best features.

First impressions areimportant and the key to the successful sale of your home. Beloware enhancements you should make to your home before anyone seesyour property.

ExteriorEnhancements

  • Scrub or paint your frontdoor. The condition of your front door makes an important firstimpression when a real estate agent and prospective buyervisit.
  • Tidy up the grounds, porches and garage.
  • Keep the lawn trimmed andedged. Make sure that your yard is clear ofrefuse.
  • Keep your sprinklerswatering at the normal volume to avoid deadgrass.
  • Keep the sidewalk clearin winter.
  • Dress windows in freshlylaundered curtains and dust your blinds.
  • Keep all steps clear oftripping hazards.

InteriorEnhancements

  • Declutter and stage roomsthat need it (especially the kitchen) and do itNOW!
  • Make the bathroomssparkle.
  • Fill all empty light bulbsockets and make sure all dead bulbs are replaced. Illumination islike a welcome sign. Potential buyers at an evening preview willfeel a glowing warmth when the lights are on.
  • Wash dishes, put awayclothes, straighten up or throw out newspapers, etc.
  • Make up your beds withattractive spreads.
  • Never apologize for theappearance of your home. Such comments only detract from a positivefeeling about your property.
  • Have your children putaway and organize their toys and otherbelongings.

OtherReminders

  • Never try to sellfurniture to a customer before the transaction iscompleted.
  • If you hear the samecomments repeated from different prospective buyers regarding anyperceived concerns about the property, do something about the issueif you can. For example, if you hear that an area of your houseneeds painting, paint it.
  • If the concern is notsomething you can change or fix, such as a small yard or a one-cargarage, the price of your property may need to beadjusted.

Brick Home with Red Door

You and your agent are ateam but as long as you keep your home showing ready, you can leavethe rest to them. Showings are the responsibility of the other realestate agent. It is his/her business to sell your home. That agentknows the buyer's requirements and can best emphasize thefeatures of your house. You will be called upon ifneeded.

It's also importantto remember not to discuss anything concerning the sale with thecustomer. Let the Realtor discuss price, terms, possession andother factors with the customer. He/she is eminently qualified tobring negotiations to a favorable conclusion.

Keep this all in mindwhen selling your home and don't hesitate to contact youragent with any other questions you may have. Clickhere to find the perfect Perry & Co. Realtor to help yousell your home.
