Features that make your home more attractive to buyers

Today's buyers have high expectations after logging countless hours viewing home design shows on HGTV. If you're thinking of selling, you'll want your home to appeal to as many buyers as possible, which is why we've put together a list of what home-buyers look for. These features will help your home stand out and encourage offers from excited buyers.

WOOD FLOORS

Hardwood floors make a big impression on buyers. They can also make the room feel bigger and more sophisticated. Buyers know that wood floors are easier to maintain, better for air quality, and won't trap dirt the way carpet fibers do.

SECOND BATHROOM

A second (or third) bathroom can alleviate stress on couples or roommates during the morning shuffle. An extra bathroom can also provide private space for guests or a dedicated room for kids to squeeze toothpaste all over.

LAUNDRY OASIS

Dedicated laundry space isn't something that has historically received a lot of consideration. Older homes tend to provide laundry hookups in the cement basement or laundry closet, while some homes in Denver host the washer and dryer in the kitchen. Buyers in today's market get more excited about having a pleasant space to sort, fold, and iron their clothes. In fact, the most recent National Association of Home Builders survey of home buyers found thatœlaundry room appears on the essential list for first time home buyers and tops the list for seasoned buyers.

ENERGY EFFICIENT WINDOWS AND APPLIANCES

You may not give your windows a lot of thought, but potential buyers do. They know that double or triple pane windows are more energy efficient and better at maintaining the temperature on the thermostat. If it's time to replace the systems or appliances, consider energy efficient alternatives that will pass cost savings on to the happy buyer.

UPDATED KITCHENS AND BATHS

A move-in ready home is desirable for buyers who don't have the time, interest, or expertise to take on a big remodel project or who don't have the wiggle room in their budget after spending their savings on a down payment. Kitchens and bathrooms can be costly, daunting, and labor intensive to remodel, so walking into a home with updated kitchens and bathroomsis a welcome and relieving sight.

GARAGE AND STORAGE SPACE

Colorado buyers tend to have a plethora of outdoor gear and a Subaru they want to protect from hail damage, so a garage is coveted space. Street parking in Denver can also be tricky, making garage space that much more valuable. Buyer's often have storage on their mind when walking from room to room, so closets that don't look stuffed to the brim will make it seem like there is room to grow.

BONUS POINTS FOR THESE EXTRA AMENITIES

While not considered essential, Denver buyers love a great rooftop deck with a view of Rocky Mountain sunsets or the Denver city lights. Buyers are also delighted and impressed by media rooms or œman-caves for entertaining on movie night or game day. Another common request is private outdoor space, especially in Denver where it seems everyone has a dog that would appreciate a fenced yard.
