
In March 2022, the city of Denver enacted a new licensing ordinance pertaining to residential rental propertiesin 2 phases. We are currently in phase 2 of the roll-out, as of January 1, 2023. Denver rental property owners are now required to have a residential rental license (including licensing requirements) for any residential property situated on two or more contiguous parcels under the same ownership. Landlord's are required to do so by December 31, 2023.

Phase 1, Completed - Multiple Units in 1 Building
If your rental is situated on two or more contiguous parcels under the same ownership you are included in the first phase of the new ordinance and should have obtained your new license. That means, if you own a duplex, a small condo building, or multiple apartments in the same building, you should have had this license completed before January 1, 2023. If you have yet to complete this process and have multiple units in one building, don't hesitate to contact our skilled leasing team to help guide you through the process.
Phase 2, In Progress - One Unit / Detached Home
As of January 1, 2024, phase two licensing will be required for Denver rental property owners of single dwelling units on single parcels as well as a single unit within a building. This phase will require all single-family homes, individual rowhomes, and single condo units within a larger building to be licensed.
Your To-Do List
Your residential rental license will be good for four years, and you will be responsible for updating this license through the City of Denver before the expiration. The price schedule is as follows:

$50.00 for a single unit

$100.00 for a building with 2-10 units in one building.**

$250.00 for a building with 11-50 units in one building. **
**NOTE** This calculation would be used if you own the entire building.
When you apply for your license, as part of this application process, you will need to obtain and pass an inspection. The Inspectors must be certified as a Combination Building Inspector by the International Code Council AND by one of the following:

The American Society of Home Inspectors, INC.

The International Association of Certified Home Inspectors, INC.

The Master Inspector Certification Building Inspectors, INC.
Once you have completed the above, you must submit your inspection within 90 days to ensure it is still valid.
