Advice for New Home Owners

Everyday, I'm helping people prepare to move into their new home. Although I eat, sleep, and breath Real Estate, my recent move into my new house brought new relevance to the experience. Below are my six pieces of advice for anyone moving into their new house.

1. Moving Sucks


There is nothing more grueling, tedious, or exhausting than moving everything you own. Be easy on yourself, according toLivestrong.com, moving is the 4th most difficult situation people deal with in their life! Start packing early, ask for help, and HIRE movers!

2. Magic Paint


It's literally a miracle in a bucket! Transform any room, door, or piece of furniture for $24. I like the Home Depot app called "Project Color" to try out different colors using a photo. I've also learned that it is more efficient to use a small brush for edges rather than taping everything. After your initial enthusiasm wears off... hire a professional. They will do it in half the time, do a superior job, and I promise you can find another project to keep yourself busy!

3. You Change


"What do you want to do this weekend?" I'd prefer to have people over for dinner instead of going out. I'll swap the challenge of a strenuous hike, for working outside in the yard. I'll take a walk over to Jazz in the Park and enjoy a glass of wine rather than go out drinking downtown. Maybe it is getting older, maybe it is the house... but I'm a changed person and I enjoy different things than I did a few years ago.

4. Start Haggling


Inevitability, you will need to hire a contractor. I would always recommend talking to several people and negotiating the price. Try to find independent people via referral (they usually don't have websites) because they tend to be more affordable. Home Depot and Lowes will install products you purchase directly from them at a value price. Ask for proof of insurance and license if necessary. See how long it will take them to complete the work. If they are charging you $1500 for a one day project... it's time to start haggling.

5. Order Everything


You are busy, traffic sucks, and there is such a thing as free shipping. When you move in, you will need furniture, window covering, bathmats and the list goes on. The Wayfair app and Amazon are my "go to" because I can compare prices, get exactly what I want (you are at home so I can measure everything), and the shipping is free. Time is precious, use it wisely... not wandering around Home Goods, buying the wrong color, and then driving back to Lafayette to return. Trust me!

6. Save the Date


Schedule your house warming party. Your house will never be completely ready, just bite the bullet and schedule the damn thing! Buying a house is a major undertaking. It's been your part time job looking at house for the last six months, not to mention that you've been saving your down payment for years! One month after you've moved in, it's time to celebrate. Besides.... having all your friends over is good motivation to get unpacked and make the place look presentable!
