The River North Arts District, more commonly known as the RiNo district of Denver, is one of the hottest parts of downtown to go through a Renaissance in years. Bordered by I-70 and I-25 to the north and west and Park Avenue and Lawrence Street to the South and East, RiNo hosts art galleries, flex work spaces, breweries, wineries, architect offices, bike cafes and studios.
Industrial at its core, this area started hosting affordable art studios about ten years ago. As artists started moving into warehousestudio spaces the neighborhood began changing, now this neighborhood hostsnot only studios and bars but new condo developments along with rehabbed historic buildings and industrial loft spaces.
Real estate has also taken off in the RiNo District. Because of the industrial nature of the area, there is limited inventory for residential units, but a number of new townhouse and condo developments are now going up in the area. The average price per square foot in the area is $301 with properties ranging from $1,675,000 on the high-end to $139,000 for a very small house. Prices in the area average $330,000. There are currently only 10 active units on the market in the RiNo district.
If you crave a very industrial, creative neighborhood with interesting new buildings and converted warehouses, hip eateries and breweries on every corner (but limited green space), then RiNo might be the place for you.
