Can I change my mind about selling my Denver home after going under contract?

How can I get out of selling my Denverhouse after I have already accepted an offer? Luckily this doesn't come up too often, but occasionally for one reason or another, a seller will decide they do not want to sell and will try to get out of an accepted purchase contract. So in Denver, is it possible to get out of a contract? The answer more often than not isno.

In the state approved Colorado Contract to Buy and Sell, most of the protection is for the buyer. The buyer has multiple points through the contract to protect their interests and pull out of the contract for certain items. But with a seller, once the contract is signed, you legally cannot get out of the contract and as long as the buyer can close on the agreed upon date. However, if the buyer asks for too much on the inspection or the house doesn't appraise, you can always get out then. But this doesn't happen too often so you must be sure you are committed to sell once you sign an approved contract.

It is important to make sure you fully understand the ramifications of any contract you sign and that you and your agent have a clear understanding of what the terms mean to you. It can be a very stressful and scary time selling, especially if it is a home full of great memories. So before signing that contract, think it through long and hard to make sure it is what you want and you are committed to getting to closing. The last thing you want is to end up in court over your home, which certainly can happen if you refuse to sell after signing the contract.
