I think along with knowing that I was working with a pro on the top of their game from a sales/marketing, knowledge, and negotiation perspective it was also important for me that I felt that I trusted the agent I chose. I had looked at three different companies/agents and chose Kimber and Live Urban because ultimately I decided that she would be the strongest professional who I trusted the most and that their marketing of my property would be at the level I was looking for.
The house sold in few days with five offers coming in after the first day and a half of showings. The first offer came within a half hour of the first showing, The situation was unique because of Covid but despite this the interest in buyers was gained and it lead to an over asking closing price. I think the key elements leading to this beyond the value in the property and level of trims I had put in the property were the staging and marketing of the property and the eye to detail Kimber had. This was critical and it made the property stand out against the comps. It should be noted that other comps were not selling as fast as this did. This was a super difficult situation to come up with pricing given Covid and how very similar comps were wavering a bit leading up to pricing the property. While I paid close attention to the market pricing leading up to listing the property given the unique situation I relied heavily on Kimber for guidance on the pricing. She nailed it.
Excellant across the board. I felt my interests were covered throughout. Including helpful guidance throughout the negotiations.
I would wholeheartedly recommend Kimber. She worked hard for my interests and put the necessary time in to make this property stand out. I am a picky customer and my expectations were exceeded.

Kimber was always thinking 3 steps ahead to minimize surprises and to make sure we met every deadline.
Kimber was a total pro and always available when I had a question or concern. She was super responsive and actually seemed to welcome all my questions!
Kimber took the time to understand my needs; and even help ME understand them! She made sure we saw everything I needed to see to feel confident I chose the right place for me. She was extremely patient and never made me feel like I was being a pain (even tho I’m sure I was). I always felt like she had my back and was looking out for my best interests. I cannot say enough about how great it was working with Kimber Ward. We first met her at an open house pre-pandemic, when were just starting to think about buying. She spent a lot of time talking to us about what we were interested in and gave us her contact information. When we decided we were ready to start looking seriously more than a year later she immediately came to mind as someone who we thought we would enjoy working with. When we met with her I was really impressed with how much she remembered about us from our conversation at the open house and with how well she seemed to understand what we were looking for.
I have never bought a house before, and the market at the time we were buying was really intense. Kimber took the time make sure we understood every step of the homebuying process. She was really open to working with us in whatever ways worked best for us. We used a physician’s loan to finance our purchase, and while Kimber had never worked with that type of loan before she helped connect us with local lenders who offered similar products and worked with the (non-local) lender that we ultimately chose to better understand the loan and how to explain it to sellers when we put an offer in.
When we were looking for houses, Kimber was readily available to check out listings with me as soon as they came on the market. She offered a lot of helpful insight about the properties that we looked at, and she pointed out things I would not have taken into consideration, like how difficult it may be to move things into a space, or whether a basement had egress windows. When we decided to put in offers on places Kimber got the offers together quickly and walked us through them making sure we completely understood the terms. The competitive housing market meant that timing was critical, and Kimber was always really on top of everything.
After we had an offer that was accepted, Kimber helped us stay on top of all our deadlines, explaining exactly what we needed for each step of the process. Our lender merged with another bank after our offer was accepted, and things on the side of the lender were a little chaotic at times. Kimber made sure we always knew what we needed to be asking the bank for and within what timeframes, and she followed up with the lending team frequently and made sure the process didn’t get off track.
Buying a house, especially in a seller’s market, was really stressful. It was clear that Kimber did everything in her power to make it less stressful for us, and “thank God for Kimber” was a common refrain in our home in the weeks leading up to closing. We were looking for a realtor who we felt was knowledgeable, able to understand what we wanted in a home, and who was responsive and easy to communicate with. Kimber was all these things, plus she is one of the friendliest people I have ever met. I would 100% recommend her to anyone, I feel incredibly lucky to have worked with her.

Kimber really exceeded our expectations in finding our first home! Being new to the Denver area, we were very uneducated in the real estate market. Kimber's network in the industry and knowledge made our home search as smooth as can be! We were super fortunate to have a realtor that was so patient and diligent throughout the entire experience from beginning our search...to closing on a new build. We couldn't have asked for a better confidant in the real estate world and now lucky to call her a friend!

Kimber is the agent anyone would appreciate. Professional and knowledgeable in every way, backed by a team that seemed seamless in its support of her work and our needs. I purchased a house in Colorado because I had Kimber Ward as my agent. She was an excellent advocate for the state and an excellent sounding board for me to continue a search in Colorado for a home. During the steadily rising cost of single family homes, Kimber worked with me to find the right sized home as well as the perfect neighborhood that would address all of my needs. We had multiple offers 5 days after going on the market even with the market cooling, and settled on an offer that was $10k above asking!
