Live Urban's Safe Real Estate Showing Practices in Response to COVID-19

Last Update: April 28, 2020

We are committed to doing our part to keep our clients and the public-at-large safe during the COVID-19 pandemic. Your Live Urban agent is well informed and duly equipped to provide guidelines, recommendations, and supplies throughout the duration of your home search or sale.

For Buyers

Your buyer agent will:

  • guide you to first look at online photos, tours and 3-D tours prior to requesting a showing
  • ensure that you are the only party inside the listing and that you remain six feet away from other parties while waiting to enter the property. No more than 3 people will be allowed in a property at one time. Aside from your agent, people viewing the property must be occupants of the same household (e.g., all living under one roof) (State of Colorado Public Health order). Children and members of “vulnerable populations” as described by public health officials are encouraged to view properties exclusively online.
  • provide face masks and gloves if you don’t have your own. (All parties are required to wear face coverings and gloves by the Colorado “Safer at Home” Public Health Order at all times while inside the property).
  • ensure the home is sanitized by wiping down common surfaces with anti-bacterial wipes or cleansers. Common surfaces include door knobs, drawer handles, light switches and other items.
  • encourage you to wash your hands upon entering a property and prior to leaving.
  • advise you to refrain from touching anything in the property, including use of the restroom.
  • advise you to stay home if you are feeling sick, have a fever, dry cough, breathing difficulty or any other COVID-19 symptoms. Likewise, if you are awaiting results from a COVID-19 test, or have been exposed to someone sick or awaiting results of a test your agent will ask you to stay home as well.
  • inform you that there is an inherent risk in visiting properties during a pandemic, and understand you do so at your own risk.
  • will drive separately from you to and from showings.

For Sellers

Your listing agent will:

  • wear a facemask and gloves while inside your home.
  • provide face masks and gloves to everyone entering your home
  • ensure no more than 3 people will be allowed in your home at one time and viewing parties must be occupants of the same household (this is a State of Colorado Public Health order).
  • highly discourage children from attending showings
  • request buyers have been pre-qualified and provided either a lender letter or a proof of funds (for cash buyers) in advance.
  • schedule showings so they do not overlap and will instruct the showing service to disallow overlapping showings.
  • require ‘appointment only’ showings, even in vacant properties, in order to discuss the showing protocol with showing agents.
  • ensure common surfaces are wiped down between showings (Colorado Safer at Home Public Health Order regulations).
  • confirm that buyers have viewed any available online photos, tours and 3-D tours.
  • request lights be left on and not touched, if sellers allow, to reduce contact.
  • upload a copy of these guidelines into MLS documents for buyer agents to view.
